THE PROBLEM

The starting point.

A property’s purchase price does not explain the full buying position. Financing, upfront equity, ownership costs, location, and fit need to be considered together.

A practical direction.

Use a personal workspace to compare practical decision factors while keeping Purchase Price, Assumable Balance, and Equity Gap distinct.

Approach

Implemented functionality includes a Home Opportunities dashboard, property-detail routes, location/search-profile filters, exclusion filters, a Buying Position score, and ownership-cost calculations.

Scoring model

The current model considers safety/location, affordability, equity gap, interest advantage, property fit, and schools. These factors support personal comparison; no score guarantees a suitable purchase.

Financial structure

Purchase Price describes the property price; Assumable Balance describes the loan balance under consideration; Equity Gap remains separately visible. Ownership-cost calculations add another layer to the comparison.
